Many buyers get a first impression that will give them an idea if the house is right for them. It all starts at the exterior- curb appeal.
A few years ago we had a bungalow in a nice mature residential area in Vaughan. Priced it right and had a functional layout with modern finishings. We had one problem, the colors on the home were these devastating blue and orange combo. We had half the showings cancelled due to the buyers disliking the exterior. Result: We had the sellers paint the exterior (to their disliking) to a nice beige and dark brown combo and the house was relisted and sold within 24hours.
You may think that a lot of people will see beyond a coat of paint, but many cannot.
We had a client who had dark hunter green walls and ceiling to match in their 1600 sqft home. It made the home look smaller as the walls looked closed in and there was no separation from the wall to ceiling that many buyers were turned off. Result, we hired a painter and got the ceiling painted white and walls painted off white, put up a few accent pieces and the home was showcased to sell and it did within the week.
Rule of thumb, when you decide to sell, picture your home becoming the same as a model home...it may seem unliveable be it will result in a faster sale with more money in your pocket.
