The best streets in Vellore Village for families sit in five pockets: Vellore Woods, the Fossil Hill corridor, Via Campanile and Davos, Vellore Park north of Major Mackenzie, and the newer Lawford Road area. Vellore Village was built for families from the ground up, so the question isn't whether it works for kids. It's which pocket fits your family's schools, budget, commute and preference for an established neighbourhood versus something newer.
Vellore Village grew in waves, roughly from south to north. The first schools in the southern end opened in the early 2000s, and suburban development is still continuing across the northern half today. That timeline shapes almost everything about each pocket: the age of the homes, how mature the trees are, and how much of your neighbourhood is still being built. If you're new to the community, start with our Vellore Village community guide.
The usual ground rule applies: a school being in or near a pocket doesn't mean every address feeds into it. Confirm the boundary for the exact address using the YRDSB School Locator or the YCDSB School Locator before you make an offer.

1. Vellore Woods: Best for Established Streets
Vellore Woods is the original Vellore Village, around Vellore Woods Boulevard, Starling Boulevard and Foxhunt Drive in the southern part of the community. It's the most settled pocket. Vellore Woods Public School on Starling opened in 2002, St. Emily Catholic Elementary is on Vellore Woods Boulevard, and after two decades the trees have finally caught up with the houses. The Weston Road corridor, with groceries, pharmacies and restaurants, is a short drive away.
The honest downside: "established" in Vellore Village means first-generation homes now past 20 years old, so age and condition start to matter. Roofs, windows, furnaces and original kitchens are the things we'd look at much more closely here. Rutherford and Weston Road traffic is part of daily life, so interior streets are the ones worth paying for.
2. The Fossil Hill Corridor: Best for School Options
Fossil Hill Road and the streets branching off it (LaRocca Avenue, Maria Antonia Road, Kingsview Drive) have one of the tightest school clusters in the community. Fossil Hill Public School is on Fossil Hill Road, St. Agnes of Assisi is on LaRocca, and St. Veronica is on Maria Antonia. That's three elementary schools within a few minutes' walk. Kingsview Park gives the area its central green space, and St. Jean de Brebeuf Catholic High School is close by on Davos Road.
The honest downside: three schools means Fossil Hill Road gets congested at drop-off and pickup. Fossil Hill Road defines the pocket, but if two comparable homes came up, one on Fossil Hill and one tucked onto a quieter interior crescent, we'd generally favour the interior one, assuming the lot, condition and price were comparable.
3. Via Campanile and Davos: Best for Green Space
The western side of Vellore Village, toward Pine Valley Drive, is where nature does the heavy lifting. Pierre Berton Public School, which opened in 2011, sits on Via Campanile right beside Village Green Park and a skate park. St. Michael the Archangel Catholic Elementary is on the same street. Davos Pond and Pine Valley Pond are close by, and the Kortright Centre for Conservation is about two kilometres southwest, which is an excellent weekend backyard for families with kids. St. Jean de Brebeuf is on Davos Road for Catholic high school, and Emily Carr Secondary on Rutherford serves public-board families.
The honest downside: two schools on one street means Via Campanile has real drop-off traffic, and Pine Valley and Rutherford are busy. Homes here came through different phases and builders, so layouts, finishes, lot sizes and even how homes have aged can vary more than buyers expect. Judge the individual house, not the postal code.
4. Vellore Park: Best for Newer Homes Near Everything
North of Major Mackenzie, around Vellore Park Avenue, Canada Drive and Stark Crescent, is the newer area that most buyers and listings now include in Vellore Village. Glenn Gould Public School and St. Mary of the Angels Catholic Elementary are both on Vellore Park Avenue. Tommy Douglas Secondary School, which opened in 2015, serves public high school students, and Cortellucci Vaughan Hospital is a short drive east along Major Mackenzie. For families with aging parents, or kids who play sports, having the hospital nearby matters more than it sounds.
The honest downside: with two schools concentrated along Vellore Park Avenue, morning and afternoon traffic is something to experience for yourself before buying a house directly on the street. Newer also means younger trees and less shade, and Major Mackenzie traffic has grown with the hospital and continued development.
5. Lawford Road: Best for Newer North-Vellore Housing
At the northwest edge of Vellore Village, near Pine Valley Drive and Teston Road, the Lawford Road area is one of the newer parts of the community. Johnny Lombardi Public School and Guardian Angels Catholic Elementary are both on Lawford Road, and Lawford Park anchors the neighbourhood. For buyers who want a newer home, this is a good place to look.
The honest downside: newer means you may be living next to active construction for a while, with the dust, trucks and noise that come with it. It's also the farthest pocket from the Weston Road shopping corridor. And a brand-new home still needs a proper inspection and a close read of your Tarion warranty coverage.
How to Choose Your Street in Vellore Village
Vellore Village has a reputation for looking uniform, and that reputation misleads buyers. Different builders built different phases at different times, so two houses of the same size and price on streets a kilometre apart can be very different purchases. Before we decide one Vellore Village street is better than another, we look at:

- The school boundary, not just the nearest school
- Interior street versus collector road
- Builder and phase
- The age of the roof, furnace and windows
- Lot width and usable backyard
- What the backyard backs onto: another house, a trail, a pond, a school or a major road
- Parking
- Morning school traffic
- How close you are to Major Mackenzie, Rutherford, Weston or Pine Valley
- Whether future construction is planned nearby
