GTA Housing Market Brief — November 2025
Greetings, friends of the home‑buying (and home‑watching) world! 🚀 It’s time for your official monthly “what’s going on in the housing market” blog from the Ragona Sisters team — with a sprinkle of humor, a dash of curiosity, and a front‑row seat to the action in the Toronto Regional Real Estate Board (TRREB) region.
Market Snapshot
- Home Sales: 6,138 units (down 9.5% YoY)
- New Listings: 16,069 units (up 2.7% YoY)
- MLS® HPI: Down 5% YoY
- Average Selling Price: $1,054,372 (down 7.2% YoY)
- Month-over-Month: Both sales and listings edged down
What Does That Mean?
Buyers, rejoice! The seesaw of real estate has tilted a little in your favour. With fewer bidding wars and more properties to choose from, this could be your moment to strike. Lower interest rates and sliding home prices have opened a tiny window of opportunity (and no, not the kind you have to replace in the fixer-upper you're eyeing).
Still, many buyers are holding off. Why? The same reason you haven’t started your holiday shopping: uncertainty. Concerns about job stability and broader economic trends — from our neighbours in the U.S. to the global handshake with China — are keeping potential movers parked on the sidelines.
Expert Insights
TRREB’s President Elechia Barry-Sproule says, “Buyers who are confident in their employment situation and ability to make their mortgage payments over the long term are benefitting from affordable housing market conditions relative to the past few years.”
Meanwhile, Chief Information Officer Jason Mercer noted that monthly mortgage payments are on a downward trend, which is good news — because more homes are within financial reach. Now it’s just a matter of restoring confidence in the market.
And TRREB CEO John DiMichele called for collaborative action — from easing zoning restrictions to tweaking tax rules — to help get new housing built faster.
What Should You Do Now?
If you’re buying - Start window-shopping — conditions are improving in your favor. Yes, there’s uncertainty, but waiting for the “perfect moment” might just mean missing a great one.
If you’re selling: Strategic pricing and staging are more important than ever. Buyers are savvy, and they’re negotiating. Let’s make sure your listing is irresistible — and not just because of the smell of freshly baked cookies at the open house.
If you're watching from the sidelines: Stay informed and stay ready. Things shift fast in Toronto real estate. That dream home could show up tomorrow — with a more affordable price tag than last year.
