April 2026 GTA Real Estate Market Update: The Spring Market Is Waking Up 🌷
The GTA real estate market gave us a little bit of everything in April 2026: more sales, fewer new listings, softer prices, and just enough movement to make buyers and sellers lean forward in their chairs.
According to the April 2026 TRREB Market Watch report, GTA REALTORS® reported 5,946 home sales through the MLS® System. That represents a 7% increase compared to April 2025. At the same time, new listings fell by 9.3% year-over-year, landing at 17,097.
That combination matters. When sales rise and new listings fall, the market can begin to tighten. It does not mean the market has suddenly turned into a bidding-war circus again, complete with emotional support coffee and nervous pacing. But it does mean the balance is starting to shift in some areas.
The average selling price across TRREB was $1,051,969 in April 2026, down 4.9% compared to April 2025. So while demand is improving, buyers are still benefiting from more affordable prices compared to last year.

Quick Snapshot: April 2026 vs. April 2025
Let’s keep this simple. Sales were up. New listings were down. Active listings were also lower. Average price was down year-over-year, but the pace of activity picked up.

This chart shows why April was interesting. Sales increased from 5,556 in April 2025 to 5,946 in April 2026. New listings dropped from 18,847 to 17,097. Active listings also moved lower, from 26,813 to 25,110.
In plain English: more buyers stepped into the market, but fewer sellers listed their homes. That can create a more competitive environment, especially for well-priced homes in desirable neighbourhoods.
Average Price: Still Lower Than Last Year
Even with more buying activity, prices have not fully bounced back. The average selling price in April 2026 was $1,051,969, compared to $1,106,505 in April 2025.

For buyers, this is important. It means there may still be an opportunity to purchase before competition increases further. For sellers, it means pricing strategy still matters. A home cannot simply be tossed onto the market with a hopeful price tag and a “let’s see what happens” attitude. The market has opinions, and it is not shy.
Sales by Property Type
Different property types are moving in different ways. Detached homes remained the largest sales category, followed by condo apartments, townhouses, and semi-detached homes.

Detached homes accounted for 2,759 sales in April 2026. Condo apartments followed with 1,553 sales. Townhouses had 563 sales, while semi-detached homes had 419 sales.
This tells us that detached homes continue to carry a major share of market activity, but condos remain a key entry point for many buyers who are balancing lifestyle, location, and affordability.
Average Price by Home Type
Now let’s talk property type pricing without drowning anyone in numbers. Detached homes were still the most expensive category, while condo apartments offered the most accessible average price point.

Across TRREB, the average detached home price was $1,372,688. Semi-detached homes averaged $1,033,469. Townhouses averaged $839,509, and condo apartments averaged $665,507.
For buyers, this is where strategy becomes personal. A detached home may be the dream, but a townhouse or condo may be the smarter stepping stone. Real estate is not only about where you want to live today. It is also about where today’s decision can take you tomorrow.
416 vs. 905: The Price Gap Is Still Real
The difference between Toronto and the surrounding 905 areas remains one of the biggest factors shaping buyer decisions.

In the 416 area, detached homes averaged approximately $1,668,973. In the 905 area, detached homes averaged approximately $1,257,987.
For condo apartments, the 416 average was approximately $665,507, while the 905 average was approximately $572,594.
That price difference helps explain why many buyers continue to compare lifestyle, commute, space, and affordability across multiple regions before making a move.
What This Means for Buyers
Buyers are still in a better position than they were during the most heated parts of the market. Prices are lower than last year, and there is still enough inventory to create options.
But the mood is shifting. With sales rising and listings falling, buyers who are waiting for “the perfect time” may want to remember that perfect timing is usually something people only recognize after it has already passed.
This does not mean rushing. It means preparing. Get your financing reviewed. Understand your budget. Know your target neighbourhoods. Watch recent comparable sales. When the right property appears, preparation can be the difference between acting with confidence and staring at the listing while someone else buys it.
What This Means for Sellers
Sellers have reason to feel more optimistic, but this is not a market where overpricing gets rewarded. Buyers are active, but they are also informed. Many are watching prices carefully and comparing homes before making decisions.
A strong seller strategy should include proper pricing, polished presentation, professional marketing, and a clear understanding of neighbourhood-level demand.
Homes that look good, show well, and are priced correctly are more likely to stand out. Homes that are priced as though it is still 2021 may spend extra time on the market wondering where everyone went.
The Bottom Line
April 2026 showed a GTA market that is becoming more active, but still offering opportunities. Buyers are returning, listings are tightening, and prices remain below last year’s levels.
That creates a market where both buyers and sellers can make smart moves, but only with the right strategy.
For buyers, this may be a window to explore opportunities before competition increases in certain areas. For sellers, improving activity is encouraging, but pricing and presentation remain essential.
The GTA market is not sending one simple message. It is saying, “Pay attention.” And honestly, that is probably better than the market yelling, because nobody needs more yelling in real estate.
