Ontario Housing Market Reality Check – November 2025

Ontario Housing Market Reality Check – November 2025

By Claudia Ragona | Ragona Sisters Real Estate

Canada's Housing Market is Rebounding? Not So Fast, RBC.

RBC just dropped its November housing market report and the headlines scream "Soft landing confirmed! Prices inch upward! Canada rebounds!"

But here in Ontario, especially in the GTA? That landing didn’t feel so soft—it felt more like someone belly-flopped onto concrete. Listings are climbing, buyers are stalling, and the condo market is basically calling for a lifeguard.

Let's Break Down the Report

Yes, RBC says national home resales were up by 0.9% in October—the first monthly increase in three months. Their senior economist even hints that the market may be regaining its footing.

But here's the thing: averages can be deceiving. It’s like saying the average pool depth is 3 feet. Cool. Except one end is 15 feet deep, and if you cannonball without checking first—you drown.

That's what's happening in real estate. National averages blend hot Alberta markets with ice-cold GTA condos and then call it “balanced.” Ontario? Not feeling the balance.

Ontario: Dragging, Not Bouncing

RBC admits the rebound is largely due to Alberta and parts of Quebec. Ontario? It’s described as "subdued." That’s polite economist-speak for "meh at best." Inventory is rising, demand is soft, and sellers are adjusting expectations—some more gracefully than others.

Condo Market: Welcome to the Danger Zone

Here’s where it gets dicey. According to CREA, GTA condo inventory hit 6.4 months, with some areas seeing 8 months of supply. Median days on market? 30 days, up from 22 last year. Price cuts of $25K, $50K—even $100K—are becoming common just to get some eyes on a listing.

Units that sparked bidding wars two years ago now sit lonely and unloved. Pre-construction investors are scrambling, assigning at a loss, and many are walking away from deposits altogether.

Freeholds Aren’t Safe Either

Detached homes in Durham, Peel, and York are also showing signs of fatigue. Overpriced listings are quietly getting slashed. Homes without that HGTV polish? They’re collecting dust. Presentation and price are now non-negotiables.

This "Rebound" Could Be Short-Lived

Even RBC notes this might be a "pause in the correction, not a reversal." Translation: don’t celebrate just yet. Unless buyer confidence rises, this bounce might flop harder than a poorly staged open house.

For Sellers: Reality Check Time

  • Don't overprice – even 2% too high and buyers will ghost you.
  • Stage smart – today’s buyers are picky and patient.
  • Time is not your friend – the longer you sit, the weaker your hand.

For Buyers: The Calm Before the Next Storm

Now is your window. You can negotiate again. You can breathe before writing an offer. You can even sneak in a condition or two. But when rates eventually dip, competition will snap back. Be ready.

The Real Driver: Emotion

This market isn't just numbers—it's psychology. Sellers cling to 2021 peak pricing. Buyers fear overpaying. Layoffs, inflation, immigration, global headlines—it’s all feeding uncertainty. Many are renting longer to wait things out.

Some homes sold in early 2022 are now being relisted for less. Investors closing in 2026 with negative cash flow? They’re sweating.

Micro-Markets Matter More Than Ever

Walkable neighborhoods with good schools? Still holding okay. Investor-heavy downtown condos or far-flung suburbs? Not so much. The market is no longer rising together—it’s splintering.

What Should You Do Next?

Whether you’re a buyer, seller, or holding out, here’s your playbook:

  • Homeowners: review your mortgage now, not at renewal.
  • Sellers: get hyper-local advice, not broad averages.
  • Buyers: build your team and move strategically.

Real estate is still a wealth builder—but only if you move with clarity, not emotion.

Final Thoughts: Your Knowledge is Your Shield

Watch local inventory, price reductions, and interest rates like a hawk. This isn’t just about opportunity—it’s about protecting your investment. The market is shifting, and those who stay informed will be the ones who thrive.
