Is Maple real estate overpriced? The data says no, not by local standards. Maple's detached homes have held their value better than almost anywhere else in Vaughan this year. The median detached sale slipped just 3.7% in 2026, while Woodbridge fell 7% to 9%. More homes sold in Maple this year than last, not fewer. That's not what an overpriced market looks like.
But "not overpriced" isn't the same as "cheap." Here's what the numbers actually show, where the GO train premium fits, and where Maple is stretched.
What Maple Homes Are Selling For in 2026
Here's how detached sales in Maple compare from January to September of each year:
| Detached homes, Jan–Sep | 2025 | 2026 | Change |
|---|---|---|---|
| Median sale price | $1,338,888 | $1,290,000 | −3.7% |
| Average sale price | $1,352,046 | $1,334,518 | −1.3% |
| Homes sold | 125 | 133 | +6.4% |
| Sale price vs. list price (average) | 98% | 97% | −1 point |
| Average days on market | 25 | 31 | +6 days |
| Share of homes sold over asking | 19.2% | 15.8% | −3.4 points |
Prices eased a little, homes took about a week longer to sell, and slightly fewer went over asking. But sales went up. In a year when most of Vaughan saw fewer sales at lower prices, Maple buyers kept showing up.
How Maple Compares With the Rest of Vaughan
Here's how the 2026 detached medians compare across the communities we work in:
- West Woodbridge: about $1.22 million, down 7.2%
- Maple: about $1.29 million, down 3.7%
- East Woodbridge: about $1.35 million, down 9.2%
- Vellore Village: about $1.40 million, down 6.9%
- Kleinburg: about $1.75 million, down 3.2%
Maple sits at the lower end of the range, and it gave up less than its neighbours. For context, the average detached sale across all of Vaughan was about $1.6 million in September 2026, and about $1.56 million in the City of Toronto. By those measures, Maple is one of the more accessible detached markets in the area, not an overpriced one.

Is the GO Train Premium Real?

Maple is the only one of the Vaughan communities we focus on with its own GO station, and buyers often assume they're paying extra for it. The 2026 data doesn't support a big premium. Maple's detached median is below East Woodbridge and Vellore Village, neither of which has a GO station.
Where the GO train shows up is in demand, not price. It widens the pool of buyers to include downtown commuters, and that's a big part of why Maple's sales rose this year while its prices held. A wider buyer pool is also what protects you when it's your turn to sell.
The honest catch: the GO station isn't walkable from most of Maple. Homes within easy reach of it are a small slice of the market, and they're the ones where any real transit premium lives. We covered what the commute actually looks like week to week in Moving from Toronto to Maple.
Where Maple Is Stretched
Maple isn't overpriced overall, but a few parts of the market are worth caution:
- Asking prices. In mid-October, the 43 detached homes for sale in Maple had a median asking price of about $1.43 million, roughly $135,000 above this year's median sale. Some of that is simply the mix of what's for sale, but some listings are still priced for 2025. Make offers on recent sales, not on asking prices.
- Compared with incomes. Like everywhere around Toronto, Maple is expensive relative to what families earn. The latest census figures put the average Vaughan household of two or more people at about $134,800 (2020). To buy at Maple's 2026 detached median with 20% down, you'd need about $258,000 down and, to pass the stress test, a household income of roughly $240,000. That's lower than Woodbridge or Vellore Village, but it's still a stretch for many first-time detached buyers.
- Older homes priced as if they're updated. Much of Maple's established housing stock dates to the 1980s and 1990s. A house that needs a roof, windows and mechanicals shouldn't be priced like one that's had them done. Get an inspection and factor the work into your offer.
Who Maple Is Worth It For

Maple is worth the price if:
- You want a detached home in Vaughan at one of the more accessible price points, near strong schools.
- You'll use the GO train, even two or three days a week.
- You want a market that has held its value better than its neighbours through a soft year.
You might look elsewhere if:
- You want a newer home with a modern layout. Vellore Village offers more of that.
- You want large lots and an established luxury market. That's Kleinburg or parts of Woodbridge.
- You're expecting to walk to the GO train. Check the actual distance from any home you're considering.
