Is Vellore Village Real Estate Worth It in 2026? Let's Look at the Numbers

Is Vellore Village real estate worth it in 2026? For the right buyer, yes, and it's a better deal than it was a year ago. Detached homes in Vellore Village have been selling for a median of $1.4 million this year, down about 7% from the same months of 2025. Buyers have more time, more choice and more room to negotiate than they've had in years.

But "cheaper than last year" isn't the same as "worth it." Here's what the numbers show, what you actually get for the money, and the risks worth weighing before you buy.

What the 2026 Numbers Show

We compared detached sales in Vellore Village from January to September 2026 with the same months of 2025:

Detached homes, Jan–Sep20252026Change
Median sale price$1,504,444$1,400,000−6.9%
Average sale price$1,589,439$1,509,695−5.0%
Homes sold160148−7.5%
Sale price vs. list price (median)97%96%−1 point
Average days on market2736+9 days
Share of homes sold over asking21.3%15.5%−5.8 points

Put simply: prices are lower, homes take longer to sell, and fewer of them end up in bidding wars. In mid-October, there were 79 detached homes for sale in Vellore Village, with a median asking price of about $1.69 million. That gap between asking prices and what homes actually sell for is worth paying attention to. Many listings are still priced for last year's market.

What You Get for the Money

Most of Vellore Village was built in the 2000s and 2010s. At the 2026 median of about $1.4 million, that typically means a four-bedroom detached home, built in the last 15 to 25 years, with a modern open layout, a double garage and a finished or finishable basement. At the top end, newer and fully updated homes run toward $1.9 million.

That's the core of the Vellore Village value case: newer homes and family layouts, without the older housing stock you'd find in parts of Woodbridge or Maple. Add the schools that draw families here, Cortellucci Vaughan Hospital minutes away, and the Weston Road and Highway 400 retail on your doorstep.

The price drop also matters for your monthly budget. With 20% down, buying at this year's median instead of last year's means borrowing about $84,000 less. At a 4.5% mortgage rate, that's roughly $460 a month off your payment for the life of the mortgage.

The Honest Risks

A lower price doesn't make every purchase a good one. Here's what we'd want any buyer to weigh:

  • You're buying into a market with lots of supply. Vellore Village almost always has more homes for sale than other Vaughan communities. That works in your favour when you buy, and against you when you sell. We explained why in Why There Are Always Homes for Sale in Vellore Village.
  • Many homes are reaching renovation age. A house built in 2005 is due for a new roof, furnace, air conditioner and often windows. Homes that haven't been touched since they were built sit at the lower end of the price range for a reason. Budget for it, and have a home inspection done.
  • Prices could keep adjusting. Nobody can call the bottom. If prices fall further next year, a buyer who plans to stay seven to ten years won't feel it much. A buyer who might sell in two or three won't be so lucky. Between land transfer tax on the purchase and selling costs on the way out, a short hold rarely pays.
  • The commute is a car commute. There's no GO station in Vellore Village. Highway 400 is the main route downtown, about 40 to 55 minutes on a normal day.

Who Vellore Village Is Worth It For

It's worth it if:

  • You want a newer detached home with a family layout, near good schools, and you plan to stay at least five to seven years.
  • You're moving up from a condo or townhome and want a modern house rather than an older one you'll need to renovate. Our Move-Up Buyer's Guide to Vellore Village walks through the sequencing.
  • You're comfortable with a car-based commute and value space over walkability.

It's probably not worth it if:

  • You need transit to get downtown every day. Maple's GO station changes the math, and we compared the two in Vellore Village vs Maple.
  • You might need to sell within a few years.
  • You want a mature, tree-lined streetscape. Vellore Village's streets are still growing into themselves.

How to Buy Well in This Market

A softer market rewards buyers who do their homework. A few things we tell every client right now:

  • Look at what sold, not what's listed. With asking prices running well ahead of sale prices, recent sales on the same street are the only number that matters.
  • Use the time you now have. Homes are taking more than a month to sell on average. That's time for a proper inspection, a school catchment check and a second visit. In 2025, buyers often didn't get any of those.
  • Negotiate on condition. If the roof, furnace or windows are original, that belongs in the price. Sellers have been accepting that conversation this year.
  • Check the school at the address. Catchments in Vellore Village can change from one street to the next. Our Vellore Village schools guide shows you how to confirm it before you make an offer.

No GO station, a car-based commute, lots of homes reaching renovation age, and a large supply of homes for sale, which helps you as a buyer but can slow things down when you sell.
