The Kleinburg luxury market is busier than it's been in years, but not across the board. Detached sales in Kleinburg jumped 34% in the first nine months of 2026, while the median price slipped only 3%. Homes priced in the active middle of the market are selling. Many of the homes priced above that are sitting.
Here's what the 2026 numbers show, where the activity is, and what Kleinburg sellers need to understand about pricing right now.
Kleinburg in 2026: More Sales, Steady Prices
Here's how detached sales in Kleinburg compare from January to September of each year:
| Detached homes, Jan–Sep | 2025 | 2026 | Change |
|---|---|---|---|
| Homes sold | 92 | 123 | +34% |
| Median sale price | $1,808,500 | $1,750,000 | −3.2% |
| Average sale price | $2,230,057 | $2,062,841 | −7.5% |
| Sale price vs. list price (median) | 96% | 96% | No change |
| Median days on market | 30 | 25 | 5 days faster |
| Share of homes sold over asking | 9.8% | 6.5% | −3.3 points |
That's an unusual combination. Across most of Vaughan, 2026 brought fewer sales and lower prices. In Kleinburg, sales rose sharply, the median barely moved, and the typical home actually sold faster.
The average fell more than the median, which tells you something about the mix. More of this year's sales happened below the very top of the market, and fewer at the highest prices. The middle of Kleinburg's market got busier. The top end got quieter.
What's Moving: The Active Middle

The median Kleinburg detached sale in 2026 was $1.75 million. That's the heart of what's selling: newer homes in Kleinburg's estate subdivisions and well-kept homes on good lots, in roughly the $1.6 million to $2.5 million range.
Who's buying? Mostly the same buyers we've seen for years, with a few more of them:
- Move-up buyers from Woodbridge, Maple and Vellore Village who sold well and want more land and privacy.
- Toronto families with hybrid jobs who no longer need to be downtown five days a week, which makes Kleinburg's longer commute workable.
- Buyers who'd been waiting. With prices across Vaughan softer than a year ago, some buyers who held off in 2025 decided this was their moment.
Homes in this range that are priced on recent sales are selling in a few weeks, usually close to asking. Bidding wars are rare. Only about one sale in fifteen went over asking this year.
What's Sitting: The Top End
The picture changes above about $2.5 million.
In mid-October, there were 79 detached homes for sale in Kleinburg. Their median asking price was about $2.68 million. That's roughly $925,000 above the median home that actually sold this year. A quarter of the listings were asking more than $3.6 million, and the top tenth were asking more than $5.4 million. On average, those listings had been on the market for 56 days.
Some of that gap is normal. The most expensive homes always take longer to sell, so they pile up in the listings. But it also tells you where the pressure is. There are far more homes for sale at the top end of Kleinburg than there are buyers for them right now.
That doesn't mean estate homes aren't selling. They are, just more slowly, and at prices that reflect this year's market rather than the asking prices set in 2025.
What This Means If You're Selling in Kleinburg
This is the part we'd want any Kleinburg owner to read before they list:
- Price on this year's sales. In the middle of the market, a home priced right is selling in a few weeks. Overprice it, and it joins the homes that have been sitting for two months.
- At the top end, expect a longer runway. If your home is worth more than $2.5 million, plan for more time on the market and a smaller pool of buyers. Pricing it right at the start matters even more, because the longer a luxury listing sits, the harder it is to sell.
- Presentation counts more at higher prices. Buyers spending $2 million or more are comparing your home with new builds and custom homes. Repairs, staging and professional photography aren't optional at this level.
- Know what makes your property unique. In Kleinburg, lot size, ravine or conservation backing, and proximity to the village core can be worth more than another bathroom. Make sure your pricing and marketing reflect that.

What This Means If You're Buying

- In the middle of the market, be ready. With sales up 34%, you're competing with more buyers than last year. Have your financing lined up before you start looking seriously.
- At the top end, you have leverage. A $3 million home that's been listed for two months is a negotiation, not a bidding war.
- Test the commute before you commit. Kleinburg has no GO train, and the drive downtown is 45 to 55 minutes on a good day. We covered this and the other surprises in 5 Things Nobody Tells You Before Buying in Kleinburg.
How Kleinburg Compares With the Rest of Vaughan
Kleinburg was one of the steadiest markets in Vaughan this year. Its detached median fell 3.2%, compared with 7% to 9% in Woodbridge and about 7% in Vellore Village. Only Maple, at 3.7%, came close. And Kleinburg was one of only two communities we track where more homes sold in 2026 than in 2025.
